TIPS FOR SELLING YOUR HOME
Before having your realtor post that "For Sale" sign in your front yard, take a careful look at your home to determine how it would look to a prospective buyer. Sprucing the inside and outside of your house withh catch a buyer's eye and help with a potential sale. Your home must relay a positive and inviting feeling and, above all, create a good first impression.
Repaint key areas (a general rule of thumb, the lighter more neutral shades make a room appear larger and brighter).
Repair any broken screens, door hinges, windows, or other items that detract from your home's appearance.
Check the gutters and chimneys.
Replace outdated light fixtures, door knobs, and switch plates for a fresher look.
Re-arrange or remove furniture to make an area appear bigger, be wary of walkway.
Adding a simple valance or new blinds can compliment a room's decor.
Sand and polish hardwood floors to add lift and desirability.
Remove all unnecessary possessions and personal items. Clutter can hurt a potential sale.
Enhance the key selling points of your home: a garden, a fireplaceplace, a large master bath by drawing attention to these special areas.
The more closet space, the better, put away all clothes not being worn.
Clean under sinks and fix any potential leaks.
Windows, mirrors, and faucets should sparkle.
Wash all floors and bathroom tiles. Replace of fix any problem grout.
Shampoo dirty rugs, adding a light sanitizer to your floors.
Add a welcome mat & potted plants.
Make your home a comfortable temperature, never too hot or too cold.
Turn on all lights including lamps to illuminate each room to its best advantage.
Lift all blinds and let nature fill your house with natural light.
Pay attention to pet or cigarette odor.
Keep all animals confined and if possible remove them from house.
A crackling fire creates a homey feeling.
Soft music (light jazz) playing in the background will reduce stress.
Fragrances should be subtle and not offensive to the nose. Use a light spray or bake some cookies an hour prior to a showing.
Do not leave signs highlighting a room's upgraded features (they often distract a buyer).
Disclose to your realtor or potential buyer any problems with the house in an honest and forthright manner.
Place disclosure forms and contact information within easy reach of the buyer (preferably an entry hall table or kitchen island).
Fresh flowers are a great investment in helping you sell your home.
A small jar of non-sticky candy is always a simple yet generous touch.
Purchase a home warranty to entice buyers and protect sellers.
